Does it make a difference to work with an expert? In the case of experts in FHA programs it certainly does! FHA experts are the most reliable (and understandable) resource for U.S. & Colorado FHA home loan information and for the best FHA loan rates and terms.

Is Your FHA Lender An FHA Expert?

You may not be aware, but just because your FHA lender is approved to write a U.S. or Colorado FHA home loan does not make that lender an expert. In fact, you might first want to check to be sure that your mortgage professional is an FHA lender at all.

To be an FHA lender loan companies must be approved by the Federal Housing Administration, the governing body who insures FHA home loans, thereby offering the lender the security they need to offer you the best mortgage rates and terms possible given your credit, income, and subject property. If an FHA home loan is something you want to consider (and most homeowners should), you first need to confirm that the lender has the ability to process FHA loans. If not, you will need to find a new lender.

To reiterate, though, being an approved lender does not make you an expert in FHA programs. Experience and knowledge is what makes FHA lenders stand out amongst approved lenders; and quite frankly, there are a great many federally approved lenders that don't make the grade as FHA experts.

How To Recognize FHA Experts

Experts in FHA programs have a few telling traits that separate them and their business from others. These include:

• Time in the business of processing mortgages, and more specifically, FHA mortgages
• Knowledge of FHA programs
• Success in FHA lending
• Truth in lending, honesty, and a commitment to borrowers and customer service
• Commitment to the mission of the FHA (proven in the dedication shown towards promoting the program and towards helping homeowners achieve their goals)

It can be difficult in the beginning to spot a lender who does possess these traits, but often the company's website and customer service can give you some clues. Look for FHA experts who:

• Offer detailed information about the FHA, its programs and services
• Offers references and testimonials from past clients
• Offer references with leading consumer agencies—the FHA and the BBB (Better Business Bureau)
• Are recommended by real estate and other professionals
• Attend to you personally and readily, and always with your best interests in mind
• Are dedicated first and foremost to serving you

What A Difference FHA Experts Make

You will find that it makes a big difference whether you work with an FHA expert or just an approved lender. Experts will be a much more reliable, usable resource, and will work to get you better [best] FHA loan rates in the interested of serving the mission of the Administration and its programs. Remember that it is the lender who sets your FHA rates and terms for your mortgage loan, not the FHA or any agent of the Administration. Remember too that some lenders only use the Administration and promises of favorable FHA loan rates to draw in business, and do not necessarily have your best interests at the forefront of business.

Be sure that the lender you choose as your mortgage partner is more than just average; choose true experts in FHA programs, and get the best service, support, security, and FHA rates and terms on your mortgage. Enjoy the greatest advantages of the FHA program with the help of an expert in the field.
