Homeowners who would like to investigate smaller lenders who do not have an established history further should be very careful. Unless the lender has trusted friends or family members who are willing to swear an oath for the lender, the homeowner should look into these smaller lenders cautiously. Friendly Competition

When you shop comparatively for the most favourable rates, homeowners should make it well known that they are shopping around for rate quotes and aren’t making an immediate decision. Lenders who are aware that they have some competition might be more likely to offer a lower interest rate than they would if they didn’t think the homeowner was considering other options. Although this option might not seem quite fair to the lender, the re-financing business is a competitive one. Just as a plumber might offer the rates which are most competitive, if he knows the homeowner is seeking estimates from a number of different plumbers, lenders will be liable to do the same. They earn their money from homeowners and having a homeowner re-financing their mortgage doesn’t provide them with financial support.

Some lenders might tend to think that the homeowner is lying and might not offer the best initial rate. Nevertheless, if the homeowner doesn’t accept the offer and states that they have a better offer with another lender, the first lender might be tempted to offer an interest rate which is even lower in view of seeing if they can bend the homeowners. While the cost is certainly significant, you should consider other elements as well. For example, some homeowners might prefer a lender who is more helpful and understanding even if the re-financing rates are somewhat higher.
